A look back at a month that moved faster than expected — and what it says about where land investment in Kenya is headed.

Some months you plan for. Others just take on a life of their own. March was the latter.

We went into the month with two launches on the calendar, a full site visit schedule, and a pipeline of title deeds ready to go out. What we didn't fully anticipate was how quickly Ngong Breeze would move — or how much that one project would come to define the month. But we'll get to that.

176 site visits — and what that number actually means

We hosted 176 site visits in March. That's not a figure we throw out casually. Each one represents a real person — a salaried professional, a member of the diaspora, a young couple doing the numbers — who took time out of their week to come and stand on a piece of land and ask, seriously, "could this be mine?"

The answer, for a good number of them, was yes. And the diversity of who showed up — clients from across Kenya and from abroad — tells us something important: the appetite for land ownership isn't shrinking. It's spreading.

March 14th: Faraja Estate launches in Kamangu, Kikuyu

Mid-month we launched Faraja Estate, our latest development in Kamangu, Kikuyu. The Kiambu County growth corridor has been on our radar for a while — Kamangu in particular has seen consistent demand from buyers who want proximity to Nairobi without paying Nairobi prices. Faraja was designed with exactly that buyer in mind.

The launch drew strong interest, and early uptake confirmed what the site visit numbers had been telling us for weeks: buyers in this corridor are ready to move, they just need the right product at the right price point.

March 28th: Ngong Breeze sells out before the launch event ends

Then came Ngong Breeze.

We launched on March 28th in Oloshoibor, Ngong and by the time the presale phase had run its course, every single plot was gone. Not most of them. All of them. The team had prepared for a strong showing. A complete sellout during presale was not what anyone had pencilled in.

It's worth pausing on what that actually means. Oloshoibor sits within the Ngong–Kajiado growth corridor, an area where infrastructure investment has been quietly building momentum for a couple of years. Buyers who have been watching that corridor are no longer watching, they're buying. Ngong Breeze caught that wave at exactly the right moment.

For anyone who missed it: Namayian Estate Phase 2 is located nearby, at the same price point, and plots are still available. If Ngong Breeze is the project that got away, Namayian Phase 2 is worth a serious look.

36 title deeds — the part of the job we're most proud of

Launches get the attention. Title deeds are the point.

In March, we issued 36 title deeds to clients who had completed their payments and were waiting on the final step of their ownership journey. Thirty-six families or individuals who can now hold a document that says, unambiguously, this land is mine.

We process title deeds in-house, with all transfer costs, stamp duty, and legal fees already included in the original purchase price. No surprise invoices at the end. The process should be clean — and for these 36 clients, it was.


What April looks like from here

March set a high bar. The pipeline heading into April is strong there are upcoming launches in the works, a healthy volume of site visits already scheduled, and a growing waitlist from buyers who missed Ngong Breeze and want to be first in line for whatever comes next.
