Due diligence, is a process wherein research and analysis are involved in validating the accuracy and legality of ownership documents and checking the validity of title.
Land registration Authority are the ones responsible in issuing title deed certificates and register documents as well handle transaction process.
Below are things to look out for that will let you know that your title is legit:
Signatures and the initials on both on the original and owner’s duplicate copies should be the same.
The property description describing the property location, area should be the same on both copies.
The serial numbers should be the same for both original and owner’s duplicate copies.
The duplicate copy should contain the words “Owner’s Duplicate Certificate.” It should also have a red seal on it that should not blot or stain when wet.
Check if the Register of Deeds that signed and issued the title was the incumbent register of deeds at the time the title was issued.
Check the issuance of the Decree at the Land Registration Authority.
The last two digits of the title number should be the same as the last two digits of the page number found at the top right portion of the title.
