Project Features

Tulivu Gardens is a residential project at JM Shopping Centre on the Kimuka-Kisamis Road, in Ngong. Each plot is 50*100ft - 5,000 sq ft, about 465 sq m, sold locally as an eighth of an acre roughly USD 5,461 all inclusive.

The project sits exactly 18.4 miles from the JKIA (Jomo Kenyatta International Airport). The plots touch the developing tarmac, and JM Shopping Centre - shops, a petrol station, everyday services are about 100 metres away.

The corridor is being built up now, not promised later. The Sh4 billion Ngong-Suswa road was opened in December 2025, with 63 of its 70 km complete, and Kimuka is among the shopping centres that have grown along it. Agribusiness in Kibiko, Kimuka and Nachu is reported to be expanding because farmers can now reach Ngong markets. Houses are already going up around Tulivu Gardens and families have settled; the neighbourhood does not have to begin.

Water and electricity are available in the project, and Wi-Fi connectivity is accessible. The land is flat, rich red soil, which suits both construction and farming useful if you intend to put up a home later and want the plot earning or planted in the meantime. There is a military base not far from the project, and the setting is quiet, with cool views towards the Ngong Hills.

  1. See it remotely. We run virtual site visits, so you can walk the project by video from wherever you are.

  2. Send someone you trust. A family member or representative in Kenya can attend a physical site visit on your behalf. Site visits are free and run daily from our Ngong office at Milele Mall, Ngong Town.

  3. Do your own due diligence. We give you the parcel details so you can run an independent search through the Ministry of Lands or on Ardhisasa. Do not take our word for it - check it.

  4. Pay the way that suits your currency. Cash or bank transfer; flexible instalment options; or bank or SACCO financing, subject to your financing approval.

  5. Complete remotely. Documentation is handled digitally, so the whole purchase can be closed without a flight.

Frequently Asked Questions

Can I build later without being in the country?

Yes - that is what most of our diaspora clients do. AMCCO Properties - Buy & Build programme covers construction on land bought from us, with progress updates through the build and a final handover walkthrough.
