3 TYPES OF TITLE DEEDS IN KENYA
A Title deed, as all of you know, is basically a document that proves ownership and legal rights over a piece of land.
It is one of the most important things that one should have when acquiring land.
The title deed clearly displays and shows the owner, the type of property, and the size and dimensions of the plots.
Below are the three known types of land title deeds in Kenya:
This kind of title signifies absolute ownership of land, meaning that they can do whatever they want without restrictions.
This type of title deed helps the land owner be at free will.
Leasehold Title
This type of title deed grants the owner the right to occupy and utilize the land for a period of 99 years. This one has a little bit of a restriction in the sense that anything you are doing, you can be allowed to do it for a period of 99 years, and that’s it. The land is returned to the leaser, the one who initially owned it.
The Sublease Title
This is a type of title deed that involves the re-renting of property or land by an already existing tenant to a new third party for a portion of the tenants.
These types of title land exist in only specific parts of the country; they don’t apply to all other parts of the country; they only take place in the western and central areas alone, which are usually divided into two categories: the private sector and the public sector.
